SCOPE OF WORK:
The J.F. Peeler Elementary School built in 1927, is located at 810 S. Llewellyn Avenue, Dallas, Texas
7528. The scope of the project includes staff parking maintenance repairs, marquee sign replacement, exterior window replacements, vestibule security upgrades, office improvements, building maintenance (misc. power washing & painting), security alarm upgrades (access card readers, door contacts, & cameras), fire alarm upgrades, interior/ exterior lighting upgrades (LED lights & controls), mechanical (misc. duct work & sump pump) and plumbing (exterior hose replacement & hot water to restrooms).
The project includes architectural enhancements including main entrance vestibule and administration suite improvements, security upgrades, and exterior window replacements. Mechanical/ HVAC improvements include a new split system, central station and rooftop units, replacing chiller, exhaust fans, ductwork, terminal units for Area A & B, and Mechanical Room redundant sump. Plumbing improvements include exterior hose replacement and hot water to restrooms. Interior lights will be replaced with LED lighting, along with interior lighting controls.
Site work includes the removal and reconstruction of an existing surface parking lot and a new school marquee sign
BUDGET:
Total Estimated Construction Budget (CCL + Allowances) for CSP 206916 – $3,186,700.46
PRE-BID & LOCATION:
A pre-proposal meeting will be held at 4:00 PM on Monday July 31st, 2023, at J.F Peeler Elementary
School for all interested parties. This meeting is not mandatory, but information discussed will be
extremely helpful in preparation of the proposal.
BID-DATE & LOCATION:
All Construction Services construction procurements must be physically delivered to the Construction Services office, at the Linus D. Wright Dallas ISD Administration Building 9400 North Central Expressway, Suite 800 Dallas, TX 75231. (Call 972.925.7200 for directions). Delivery to other locations will result in rejection of a CSP.
Completed CSP Package Part 1-A, 1-B and 1-C are due on Wednesday, August 30th at 2:00 PM (local time).
Completed CSP Package Part 2 is due on Thursday, August 31st at 3:00 PM (local time).

OWNER’S PROJECT MANAGER (PM)
Dikita will be the Owner’s Project Manager (PM) for the management of planning, design, permitting, construction, and post-construction for this CSP. All correspondence and communication during the contract finalization, construction and post-construction processes shall be directed to the Architect/Engineer firm (A/E) with a copy to Dikita. During construction, the PM shall have authority to act on behalf of Dallas ISD for Owner related direction.
